Varied options in Puchong

Here’s a chance for first-time house buyers to own a home in the bustling suburb of Puchong in Selangor for just over RM550 a month in loan repayment.
This is based on buyers borrowing 90 per cent of the purchase price of RM98,800 repayable over 30 years at the prevailing interest rates for a unit in the 6M condominium project in the 1,300-acre Bandar Bukit Puchong 2 (BBP2) undertaken by Bukit Hitam Development Sdn Bhd.
Comprising a total of 480 units housed in five blocks ranging from four to 10 storeys, 6M which sits on an 8.5-acre freehold parcel offers three-bedroom units with built-up areas of at least 915sq ft. Prices range from RM98,800 to RM152,680.
Bukit Hitam is releasing 208 units in the project which has a gross development value of RM60 million. The rest will be opened in the second half of the year.
There will be eight to 16 units on each floor served by two lifts,
with each unit allocated one car-parking bay. Residents will be able to unwind with recreational facilities such as the two parks, swimming pool, children’s playground, tennis courts and clubhouse that will feature a multipurpose hall, gym, launderette, aerobics and function rooms and a changing room. The service charge for maintaining the facilities and common areas will be RM100 a month.
“We aim to sell 50 units worth RM6 million during Mapex Selangor 2004 based on our performance in past exhibitions,” said Bukit Hitam general manager Tee Soo Hin.
Bukit Hitam is one of the participating developers in the three-day event organised by the Selangor branch of the Real Estate Housing and Developers’ Association.
Besides the condos the company is also offering for sale Seri Perkasa double-storey terrace houses.
Seri Perkasa, which is phase 7C of BBP2, comprises 146 units of 22ft by 75ft terraces with built-up areas of between 2,100sq ft and 2,600sq ft.
Priced from RM263,800 to RM463,798,Tee said the design of these four-bedroom units resemble two-and-a-half-storey link houses rather than double-storey terraces..
Based on an 80 per cent loan at current interest rates repayable over 25 years, a buyer is looking at a monthly repayment of RM1,420.
“Like our other terrace houses, Seri Perkasa has received good response, with more than 30 units taken up within two days of their launch.”
Meanwhile, phases 7A and 7B, named Seri Sutera and Seri Sempurna, are
still available with 50 units each.
They are 22ft by 75ft double-storey terraces with built-up areas from 2,100sq ft pegged from RM238,800.
“Compared to other suburban locations such as Bandar Utama and Damansara, buyers pay only half the price here for similar units that are near Putrajaya and Cyberjaya,” said Tee.
For upgraders, Bukit Hitam is offering semi-detached houses with plot dimensions of 40ft by 85ft. These five-bedroom units from RM517,800 are suitable for large families or buyers looking for bigger space.
Built-up areas start from 3,410sq ft and feature spacious family halls
and large gardens.
BBP2 is targeted at Government servants who will be moving to Putrajaya in three to five years’ time. As such, Bukit Hitam is giving them a 10 per cent discount regardless whether they are Bumiputeras or not, provided they make the purchase during Mapex Selangor 2004 which ends tomorrow.
Also in the plans of BBP2 are affordable components to cater to the low-income group. Bukit Hitam is offering 416 units of the total 1,200 three-bedroom flats with built-up areas of 650sq ft priced at RM42,000.
“The fact that we have received the Certificates of Fitness for Occupation for our phase six double-storey terraces, the current parcel we are developing, proves our commitment. We are mindful of our social obligations,” Tee said.
Apart from the freehold status, purchasers of BBP2 can also look forward to an array of facilities and amenities and the easy accessibility. With its aggressive marketing, good reputation and quality products, Bukit Hitam is confident BBP2 will be a hit with buyers, he said.
