I Encourage You to Participate in the Inspection Process.

  It's a great opportunity to learn about your property and its important features.  During the inspection, I'll answer any questions you have.  You'll be surprised at what you'll learn.  Being present for the inspection and spending time in the house will help you visulaize all the items in the report.

The more you know about your property and home, the better you will be able to make wise decisions about repairs and improvements.  The best way to learn is to see for yourself with the knowledgeable attention of an expert by your side.

Expectations For Inspection Day...

I'll usually begin by carefully taking a look at the exterior of the property.  All exterior features of the property will be inspected including driveways, drainage systems, and fencing.  The entire roof will be inspected along with chimneys, skylights, vent pipes and any other equipment mounted there.

All areas of the home are inspected.Once exterior checks are completed, I'll perform an exhaustive evaluation of the plumbing, electrical, and heating/cooling systems of the property.  

 I usually work through the building in a logical sequence, one room at a time and one floor at a time.  All general wall and floor finish conditions will be noted throughout the building.  Appliances and bath fixtures will all be tested as will all electrical and telephone outlets.  If you requested other tests or special inspections, they will be done at the appropriate time during the home inspection.

The entire inspection should take no longer than three hours.  However, situations vary with each property.  I'll discuss the anticipated time frame with you when you call to book your appointment.
