The Cerebral Fund is a residential land investment partnership specializing in purchasing distressed residential subdivisions at various stages of completion at significant discounts. We are a vulture fund. The Cerebral Fund was founded with the primary goal of expanding and diversifying our investors’ real estate portfolio by providing the opportunity to purchase developed land at distressed prices. With a risk guarded approach, the Managing Partners of The Cerebral Fund identify, analyze, negotiate, and acquire these properties primarily in the Southeastern United States and secondarily in the Northeastern United States.

The Cerebral Fund purchases titled subdivisions ranging in total acquisition price of $2 million to $16 million. Typically these subdivisions have 50-450 total platted lots, all entitlements (zoning, engineering, water, sewer, drainage), have all or most of the infrastructure completed, and are owned by struggling developers or institutions that need to clear them off the books. The Managing Partners of the Fund view hundreds of properties and may only take 3 or 4 of the best opportunities.
