Five bikini-clad models, helicopters and a slick $40,000 video: What it took to sell this $33million dream home in the world of ultra-competitive Hollywood real estate
- This pop-video style footage is actually designed to sell a pricey house
- Realtors crafted the film to market 9133 Oriole Way in West Hollywood
- Film incidentally shows the house as attractive actresses party inside
- Williams & Williams realtors said they are spending $300,000 on marketing
- If they manage to secure a buyer, they are due a $1million commission
A Corvette engine roars, panoramic footage of Los Angeles sweeps the screen and a rap star Flo Rida urges viewers to 'open up the champagne'.
Moments later, a contingent of models wearing little more than their bikinis march in, with lingering shots on their behinds as an all-girls' party starts up in an expansive Hollywood mansion.
Surprisingly, these are not the opening frames of a music video - but an elaborate, expensive and increasingly necessary ploy to tempt the ultra-wealthy to snap up some of the country's priciest real estate.
How to sell a home: These four actresses, pictured extensively from behind, are part of a marketing strategy to push a $33million home in the Hollywood hills
The real star: Despite the flesh and trappings of wealth, the real purpose of the video is to sell this $33million home in West Hollwyood
Quite the pitch: The home, marketed by Williams & Williams realtors, used models, a film crew and helicopters to put together the panoramic package
Lifestyle: The video opens with an attractive wife waving off her Corvette-driving husband - and barely shows anything of the house
The home in question - 9133 Oriole Way in West Hollywood - is on the market for $33million, and this expertly-produced 4-four film is the newest front in the battle to find a buyer.
According to the realtors at Williams & Williams, which is in charge of selling the property, this $40,000 production, published on YouTube, is the latest weapon at their disposal.
But Rayni and Branden Williams expect to spend a total of $300,000 closing the sale, which includes display ads in yachting magazines, huge billboards and decadent private viewings for likely buyers.
But if they close the deal, their fee could be as much as $1million, which they admit makes the endeavor something like a spin of the roulette wheel.
Speaking to the Los Angeles Times, Rayni Williams said:'It's a gamble - you stand to make a million-dollar commission, but there's always the possibility that you don't sell the property and end up hundreds of thousands of dollars out of pocket'.
Later: Luscious shots of the home interior are scattered throughout the video, which showcases the house while also showing off the figures of the five featured actresses
Pool life: The home's infinity pool, with views over the Hollywood hills, is shown off surrounded by the women who relax in bikinis in the slick footage
Bathroom with a balcony: Extravagant pitches like this are becoming the norm to shift the country's most expansive real estate
Living room: The footage manages to include an entire tour of the home, showing the antics of the five women in almost all of its rooms
Commission: If the video works and the realtors find a buyer for the home they are due a fee of around $1million
Heavy lifting: Realtor Rayni Williams admitted the cash-soaked strategy is 'a gamble', but is happy to invest the money in the hope of a hefty fee
Shifting strategies: Willaims & Williams are also placing high-end ads and even billboards, but are using tempting videos as a new weapon
Like the 1 per cent: A strategically-placed bottle of Belvedere vodka adds to the impression of opulence in the footage
