New Homes: Leeds

With a historic city centre, renowned arts centres, and a vibrant nightlife, Leeds is an attractive city for residents and visitors alike. It’s the fastest growing city in the UK, and is well-linked to the rest of the country via national motorway and rail.

As the largest centre outside London for the business and finance sector, the local economy is set to grow by 25% over the next decade.

Leeds is currently going through a period of major growth in terms of residents as well. The population is expected to leap from 755,000 to over 860,000 by 2028. To cope with this influx of new residents, the city plans to help build 70,000 new homes.

Local investment and schemes

With rising prices in London, many property investors are looking at northern cities as an alternative. Leeds has reaped the benefits, drawing £958 million in property investment throughout 2014 and 2015. Combined with this high level of investment, there are a number of local schemes ripe for those looking to make the most of Help to Buy.

The new City Reach project is due to be constructed on Kirkstall Road and the River Aire. It will feature 1,000 residential units including student accommodation, open market apartments, and private rentals.

The plans include a new pedestrian and cycling bridge over the river. The Homes and Communities Agency has also appointed Strata and Keepmoat to prepare a planning application to revitalize the former Seacroft Hospital, converting this ground into 501 new homes while retaining its listed clock tower.

Major developments: New Homes

There’s a boom in new housing construction in Leeds, making it a great time to take advantage of the increase in options. More new homes were started in 2015 than at any other point in the past 9 years.

Flaunt has been one successful recent new development, built along the waterfront just over a kilometre from the city centre. It’s built by Strata Homes around a large, open area of greenery near the Leeds and Liverpool Canal towpath. Flaunt includes two and three-bed homes, most with private gardens.

Major developments: Redevelopments

As part of the larger regeneration of the Leeds South Bank, the Tower Works site will be transformed into a mix of new apartments, town houses, retail, and office space.

Positioned in Holbeck Urban Village, this redevelopment will be undertaken by construction firm Carillion. It will retain significant features of the Grade II listed historic pin factory, including its Italian towers. The overall complex will also include an art-house cinema and craft brewery which is sure to lure in the young and trendy.

The Northern Quarter in Leeds is considered to be up-and-coming, with many developments in the works as part of the regeneration of Victoria Gate.

New stylish apartment buildings include Crispin Lofts and Merchants House. Crispin Lofts is a sleek redevelopment that has transformed a landmark building to a sleek loft complex with 82 apartments.

These feature an onsite gym, high ceilings, and exposed brickwork. There are a number of layouts, ranging from studios to three bedroomed apartments with roof terraces.

Local commuter hubs

There are numerous attractive villages in the vicinity of Leeds which benefit from access to the Leeds Ring Road. One is the suburb of Whinmoor, which is home to the Sycamore Park development from Taylor Wimpey. These new homes include 3, 4, and 5 bedroom options in a location that makes attractive use of the surrounding countryside.

The market town of Otley was recently named one of the best places to live in Britain according to the Sunday Times. It’s home to the Garnett Wharfe new home development, which offers 2, 3, 4, and 5 bedroom detached houses set along the River Wharfe.

There’s also a pedestrian route leading into town built into the development. New builds in larger towns like York or Harrogate also attract buyers planning to commute into Leeds city centre.
