What does £400,000 get a first-time buyer in the capital? Sarah Beeny heads to south west London to pick her bargain property of the month

  • The two-bedroom flat in Norbury, south west London is for sale for £400k
  • The modern interior includes a kitchen with granite worktops
  • The first-floor property has an en suite shower room and a main bathroom

The cost of a first-time buyer property in London is often astonishing to those who live elsewhere in the country.

But years of rampant house price rises mean that the average first-time buyer price is £423,000 in Greater London, according to Halifax.

And that means that an attractive two-bedroom flat for £400,000 could be considered a good deal, which is why television property star and MailOnline Property expert Sarah Beeny picked this one in south west London as her bargain property of the month.

The first-floor flat in Norbury is only five minutes' walk from the town's train station, with direct trains to London Bridge and Victoria stations.

It has a large open-plan living area, along with two bedrooms and two bathrooms.

Sarah said: 'This flat is super stylish and the perfect pad for singletons and young couples working in London who are looking for a beautiful and affordable base close to all the action.

'It's in a great area, with easy access to central London and is on the market for just £400,000, which is why I've picked it as my bargain of the month.

'Properties that are this great, this affordable and this ready to move into are an absolute rarity in the capital these days.'

There is a newly decorated hallway and a telephone entry system.

The main living area includes a modern kitchen and dining area, with high ceilings and sash windows.

It also has hardwood flooring and professionally-designed feature lighting, including contemporary wall lights and recessed spotlights in the kitchen.

The modern kitchen has high-gloss white units with soft closing doors and drawers, granite worktops, an under-mounted stainless sink with a chrome Hansgrohe mixer tap and integrated appliances.

The appliances include a Zanussi gas hob and fan-assisted oven, a dishwasher, a washing machine dryer and a fridge freezer.

The property is in a block of flats called Walters House and is on the market for £400,000 via Tepilo.com, the online estate agent founded by Sarah.

Sarah said: 'This is an absolutely fabulous room - so fresh and beautiful - and the bright, clean and contemporary décor transports you to sunnier climes. It's a great entertaining space, with a stunning modern kitchen, generous dining area and a spacious living area to kick back and relax in.

'But what really makes this room stand out are the beautiful windows - all four of them are stunning and allow a huge amount of natural light in, creating a sunny, vibrant and airy living space.'

What is it like to live in Norbury?

Norbury has been described as 'ordinary'.

This is perhaps because it has no specifically attractive stand out feature.

As such, it makes it attractive to those seeking a bargain property as house prices are cheaper than in nearby - more popular - areas, such as Wimbledon.

One of Norbury's big attractions is its train station, which provides short links into central London for commuters. These include 20 minute trains into Victoria, every 10 to 15 minutes.
