A Second Open House is being held by the District of Mission to share
 information regarding the proposed options for the Spirit Square on the waterfront.
The options resulted from comments made at the last open house and a workshop.

Your thoughts about the options will be incorporated  into one preferred plan,
which will be a mix of ideas from all options.
Staff and the design team will be available to answer questions.

The First Open House held on October 30, 2008 was to share information regarding
 the initial context planning for the Spirit Square on the waterfront.

Overview

The District of Mission Council is extremely excited to begin the overall development and planning process for Mission’s Waterfront.

The option presented below is one option in applying the development Framework and reflects one set of assumptions and design features, and is intended to be a tool for stimulating a discussion about your ideas, expectations and concerns for Mission’s Waterfront. Council would like to invite you to share your thoughts about the waterfront. The exercise of developing this preliminary design plan was identified as an essential step for Council to visualize the development potential of the waterfront and to give that development potential physical form.

Initially it has helped Council begin discussions about the roles and responsibilities of the municipality in waterfront development. It is by no means the only solution and is only the beginning of more detailed exploration, consultation and planning. After the information gathered October 3, 2006 is reviewed, a detailed planning process will be prepared for Council to consider and the planning of Mission’s Waterfront will begin.

Council wishes to stress that this is a preliminary concept design plan at this point and that extensive consultation with property owners and Mission residents will be undertaken over the next 12 to 24 months as we move forward with a comprehensive and long term plan for the waterfront area.

Draft Principles

1) Historic Roots - build on the central historic theme and context of the site that establishes clear aesthetic direction and coordinated design.

2) Downtown Extension - incorporate and expand downtown activity and uses into a well linked waterfront area.

3) Economic Prosperity - establish key economic generators.

4) Public and Private Cooperation in Civic Design - create balanced program for both public and private investment where public space and public access is emphasized.

Goals

1) Downtown Extension: Extend downtown to the waterfront

2) Complete Neighbourhood: Create a complete neighbourhood of residential, commercial, industrial and institutional uses

3) Public Access: Optimize public access to and along the waterfront

4) Civic Design: Develop a civic precinct near the water

5) Pedestrian Orientation: Create a walkable community with a transit focus

Land Use Program

1) Core Precinct: Museum, wharf, dock, restaurants; and James Horne mixed use Village.
 
2) East Precinct: The Landing Basin, Heritage Industrial, Education, and Civic Commons with a multi-purpose community complex and Arts/Culture facility

3) North Precinct: Transit Oriented Residential Development

4) Central West Precinct: Sturgeon Park residential and Business Park development (north side)

5) West Precinct: Business Park
