The Superintendent of Real Estate has prepared 27 Instruction Guides that explain various topics in relation to the Strata Property Act. It is hoped that the information on this site will enable strata owners and councils to more fully understand the specific requirements of the Act, and the owners’ and councils’ rights and obligations.

The Strata Property Act does not contain any provisions which permit government intervention in the affairs of a strata corporation. As a result, the Superintendent of Real Estate can not investigate breaches of the Act or take action to enforce the Act against strata owners or strata corporations. If you have any questions about the Act which are not answered by the Instruction Guides, you may wish to direct them to a lawyer or one of the Strata Owners’ Associations listed on our Contacts page.

 Accept Disclosure Statements for filing for strata titled developments consisting of 5 or more strata lots.
Give you an opinion on how to apply the Strata Property Act to your circumstances.
Provide copies of filed Disclosure Statements - fee 50 cents per page.
 Give advice relating to the Strata Property Act.
Receive complaints concerning inaccurate or incomplete Disclosure Statements or marketing without a Disclosure Statement. Tell you whether the actions of owners, tenants, strata councils or strata managers are a violation of the Strata Property Act.

Interpret strata corporation bylaws or agreements
PDF file Search for and provide copies of Rental Disclosure Statements - fee $38. 
Mediate or intervene in disputes between owners and strata councils, strata corporations or strata managers.
PDF file Approve some schedules of unit entitlement, voting rights and interest on destruction - fee $200 per schedule.
