- Prior to requesting a reservation please read the property rates and details description provided in this web brochure and if you have any questions feel free to call at anytime. The descriptions provide general information. From time to time specific property conditions, inventory, decor and rates may change without our knowledge and therefore cannot be warranted, however we pride ourselves on offering quality accommodations and we frequently inspect all of the accommodations displayed on behalf of our valued customers so as to help ensure your satisfaction and comfort while on vacation.

- All reservations are conditioned upon prior owner approval and your written acceptance. Accommodations are reserved for the occupancy contracted for as a vacation home for quiet private residential short-term living accommodations. Weddings, parties, receptions, luaus and other gatherings are usually not permissible. You or a representative are offered the opportunity to inspect a property prior to agreeing to reserve by appointment if you are able and willing to travel to Hawaii in advance.
- Most accommodations ask for a minimum 7 nights reservation, however please inquire if you can stay only 5 or 6 nights as some have flexible policies. It is rare for an owner to accept a reservation for less than 5 nights. All accommodations have reduced rates for longer stays, particularly if renting for at least one month. Low Season Rates usually are from after Easter until early June and after Labor Day until mid November or mid December. Christmas rates generally apply from mid December until shortly after New Year's and generally require a 14 night minimum payment term and are at higher rates than any other time of year. High season rates usually are from after New Year's until after Easter and from early June through Labor Day. National holiday weeks general include the weekend prior and week of and weekend after any major National holiday, such as President's Week, Easter, Memorial Day, 4th of July, Labor Day, Veteran's Day, and Thanksgiving. All accommodations provide cleaning before and after your visit. Some homes have one-time flat charges for housekeeping expense called "out-cleaning". Most homes only include pre arrival and post departure cleaning service with daily or extra housekeeping available at an additional cost, unless otherwise noted on your confirmation.
To reserve an accommodation you will be asked to sign a reservation application and agreement with cash security/damage/incidentals/activity deposit and a supplemental credit card guarantee. All accommodations are subject to availability until the reservation application and agreement is received with payment and only if fully completed by intended primary guest/occupant. An initial payment of a portion of the rental fees and taxes will be due with the completed paperwork within 7-10 days of reserving to hold your dates. Some accommodations will not guarantee availability until the initial payment and completed application and agreement have been delivered by our company to the owner or agent. Please tentatively confirm your air reservations at the time you first submit your application and agreement and initial payment. After we return a written confirmation please secure your air reservations.
- Typically, the initial payment is 50% of the total, depending on the property. Most homes require final payment in full 45-90 days prior to arrival. Christmas and New Year's season reservations require pre-payment 60-90 days prior to arrival. Advance final payment is requested to guarantee to the home-owner that you will complete your agreement to occupy. In the event you default and do not intend to complete your occupancy as agreed, and do not make final payment, the initial payment will be considered a cancellation penalty and may not be returned. The homeowner will attempt to re-rent and all refunds are pro-rata and are subject to the owner completing an acceptable replacement reservation. Reservations made within the final payment period, or less than 60-90 days in advance of arrival will require full payment upon reserving to confirm a reservation and are subject to availability until full payment is received.
- Please read the cancellation policy detailed on the agreement very carefully. Private home & villa reservations are different than resort or condominium stays. Early departures are not refunded nor are unused nights or late arrivals. We strongly suggest you consider adding trip interruption/lodging cancellation coverage.

- The separate Security/Damage/Guest Incidental Account is determined by property owners and vary. All details will be noted on the reservation application and agreement provided to you.
- Please be aware that all private accommodations are subject to mechanical problems. Anyone who owns a home has had experience with unexpected problems with the structure or appliances and devices. While each house is given an inspection prior to arrival, there may be small mechanical failures that were difficult to notice or that occur during your vacation. Both our company and the home-owners endeavor to repair or replace devices, structures, appliances or inventory that fail as soon as possible, however in some cases it may be impractical or impossible to do so immediately or during the remaining dates of your occupancy. While Maui is well developed, it is still a small island in the middle of the Pacific Ocean with a less than perfect infrastructure as well as below average access to parts and services. Small mechanical defects will not void or alter a reservation agreement. If you are severely inconvenienced, you may be offered a refund, partial credit, or the opportunity to relocate to an upgraded accommodation should a dwelling become un-inhabitable due to some rare and extreme circumstance.
- Payment is accepted by personal or company check, money order or bank wire transfer. Credit Cards including Master Card, Visa, AMEX, and Discover are accepted. We reserve the right to apply 3% additional, if paid by credit card, to cover our bank fee costs. Please understand that our prices are very reasonable, and margins are kept to a minimum to create an economical vacation for you. Credit card bank fees are not budgeted into our rates.

- At the time a reservation application and agreement are issued we are usually unaware of any active or planned construction on adjoining property or it will be disclosed to you in the paperwork provided. If during the course of a vacation, construction activity is initiated without our prior knowledge we cannot be responsible for the inconvenience. In the event of severe disruption most home-owners have been willing to refund or provide some compensation for visitors affected by unexpected nearby construction activity.
- All beaches and shorelines in Hawai'i are public. You may access the beaches in front of all hotels and in resort areas at leisure. Likewise, the beaches fronting private homes are public. Maui County beach parks have designated access pathways and free public parking. The county has recently added restrooms, showers, BBQ and picnic facilities to most locations. Maui is blessed with many spectacular beaches. The shore break and wave activity can vary from hour to hour in all locations on the island so please consult with County lifeguard staff regarding safe swimming conditions and strictly observe all posted signs and flags. Always swim or enter the ocean with a buddy.
- You will be provided with our unique and truly professional hotel-style Personal Concierge Service. Additional information regarding Maui will be provided including a complete compendium of island information, maps for snorkeling, list of good restaurants, access to massage therapists, private trainers, yoga coaches, and many other special personal services. Once you are on island our staff are available during business hours to answer any questions you may have and to arrange for adventures such as helicopter flight-seeing, sailing, scuba diving, luaus, and much more! We will drop by your villa and give you a personal orientation as it suits your family's needs. We are available after hours, over weekends and on holidays for emergency assistance.
- It is very important for all visitors to understand and accept that despite the most diligent and frequent chemical pest control efforts private homes, condominium apartments, and even luxury hotels in Hawaii may experience a modicum of animals and bugs at any time. Hawaii is a tropical bug-prone climate. Potential visitors include swarms of beetle like bugs, nats, bees, ants, geckos, toads, and on rare occasion sugar cane spiders, deer, field mice, rodents, centipedes or small scorpions. Please do not be afraid of or try to exterminate geckos which resemble small lizards. Geckos eat nasty bugs and are gentle creatures. The small sweet ants that are often found in kitchens cannot be eradicated by chemical spraying. They are in search of water, greasy food, oil, citrus fruits, and certain vegetables. Please keep counter tops and sinks clear of food and water and you will help keep them from having a party in your home! Fortunately Hawaii is not home for any snake species.
- Standard property amenities include BBQ, bed and bath linens, kitchen cooking utensils & appliances, TV, VCR, CD, phones, hair dryers, washer/dryer, iron/board, and ceiling fans. Additionally many homes have beach chairs and towels, DVD, Answering Machine, Fax and other goodies to help you have fun. All homes are stocked with a starter supply of soap, paper and cleaning products.
Please make additional purchases on an as needed basis. Soap and paper supplies do not need to be replaced prior to departure. Baby supplies and other special materials or equipment can be rented with advance notice.
- Vacation villas are not like hotels, so bring a bathrobe, slippers, personal toiletries and shampoo.
- Most swimming pools provided in private homes are NOT heated and DO NOT have child safety fencing. Most homes have lockable sliding doors to help keep toddlers indoors, however if renting an accommodation with pool you may wish to bring along an audible alarm device to provide warning if there is motion in the surface of the pool. During winter months the pools can be quite cool due mostly to lower night temperatures. Fortunately, there are several very good quality public adult & children's swimming pool complexes, all of which are open-air, heated and free of charge, even for visitors!
- Gardening, plant watering, pool and spa cleaning are usually provided once per week and are mandatory services paid for by the owner. They are essential for the upkeep of the property and may not be canceled. More frequent service pool/spa service may be available, but will be extra.
- Homes are NOT air conditioned unless stated in the property description. Refreshing trade winds and ceiling fans usually help keep conditions reasonably comfortable. Hawai'i is located in the tropics and we do experience warm summers with some humidity.
- June through November is Hurricane Season. Most beach or ocean front homes are in tidal wave inundation zones. We can experience rain or high winds at intervals throughout the year. Remember you can burn under clouds even in winter here! A reservation agreement is not negated by inclement weather unless a major storm occurs and mandatory evacuation occurs in which case most home-owners will be flexible with regards to refunds. Trip Interruption/Lodging Cancellation programs usually provide coverage in the event of complete cessation of travel services in the event of inclement weather.
