Truth About Las Vegas Real Estate

Knowing the truth about Las Vegas real estate can help you make good decisions.

The Truth About Las Vegas Real Estate

You've come here because you are interested in buying a home or condo in Las Vegas. You need the information that will make your search for the ideal home successful.

Would you like to know the truth about real estate?
Buyers and sellers have different interests in a real estate transaction!

As the buyer, you want the best value and the lowest price.

A seller wants the maximum price for their property.

As the buyer, you also want to make sure any problems or defects are found and fixed, BEFORE you sign a contract!

This may seem obvious, but think about what that means as you select your Las Vegas real estate agent!

An agent who represents sellers can't work in your best interest, too!

If an agent is representing the seller, the agent's commission will be based on making the sale AND getting the highest price possible - from YOU, the buyer.

How could that be in YOUR best interest?
What assurance do you have that your agent will help find the best value and price, in a home that's BEST for your needs? How can you know that ALL the relevant information is being disclosed to you by the agent?

The truth is you must be working with an exclusive buyer's agent and have a buyer's agreement to have YOUR needs 100% represented.

With a buyer's agent, what's the financial agreement?

The seller pays. The agent for the seller splits the commission earned from the sale with the buyer's agent. If there is no buyer's agent, the seller's agent takes the entire commission.

Why have an exclusive buyer's agent?
Buyer's agents can save you THOUSANDS of dollars, because they have access to the most current sales information. This puts them in the best position to negotiate the best price for you. A buyer's agent is able to tell you why a seller is selling, and whether they will be prepared to negotiate the price with you.

The seller's agent will not be able to tell you (the buyer) anything that will decrease the price! They are already obligated to obtain the best price for their client - the seller, not you!

Buyer's agents will make sure you get an inspection to identify any defects or problems with the property before any contract is finalized.

Your buyer's agent is your true advocate, and will provide you with their best advice and counsel. Their job is to show you ALL the homes that might suit your needs, not just the ones they are hoping to sell for their clients.

How can you insure that your agent is really an exclusive buyer's agent?
Your agent's real estate broker must not LIST homes for sale. As long as no listings are connected to the agent, you can trust that they do not represent sellers, and will be obligated to act in your best interest at all times.

When an agent shows you a home that the broker they represent is listing, this agent is not acting in your best interest. Their first loyalty will always be to their broker who is listing the home.

Las Vegas real estate agents can be seller's agents, buyer's agents, or transaction brokers.

Now that you know this important truth about Las Vegas real estate, you are well on your way to finding the perfect Las Vegas home for you, as well as getting the best value for your money!
