Chicago is a MLS (Multiple Listing Service)
city. This means that Chicago Realtors
list all of their property listings with the Northern
Illinois Multiple Listing Service, and that every subscribing
real estate agent has access to these listings. People
selling their homes FSBO
(For Sale By Owner) often list their
homes in the MLS also.
Until recently, real estate agents had a monopoly on this MLS information. They controlled what information the public had access to. It was very difficult for the public to get the raw listing information about exactly what properties were for sale in the Chicago area.
You used to have to totally depend on your real estate agent to be on top of things all the time. If your agent was busy or not completely focused on your needs, when a new hot property was listed, potential buyers sometimes never even saw the listing!
Most Real Estate Agents will always put the interests of their client before there own, however it is sometimes a temptation for the real estate agent (if he is a listing/ sellers agent) to show or steer the client to his or her listings before other listings. The agent will make more commission this way (for more information see agents), since he or she will not have to split any commissions.
