Have you ever considered buying a home , that little pied a Terre to call your own .

Buying a home, is possibly, the most major financial decision any of us will ever make, your first big investment in real estate, buying a home should be carefully considered.

What Should I Look for When Buying a Home

One of the first things that a new home buyer should take into account is the property location, is it in a good neighborhood, close to schools, shops, hospitals, doctors, is my new home within easy commuting distance. Buying a Home in a good location will ensure that your investment is always going to be desirable, and will, therefore, hold value and secure your investment for the future.

However many speculators have made small and exceptionally large fortunes from buying homes in run down areas (New York old Docklands is a prime example), and then waiting for the areas to take off as the demand for new homes rises.

What If the Value of My Home Should Fall

House prices do fluctuate and are dependant on many things, Bank and lending interest rates, when low will lead to more potential home buyers borrowing money, thus fuelling demand and leading to house price inflation. No problem, if you have bought in the best location, your home will increase in value faster than those in less desirable areas. Typically though the same applies when interest rates rise, demand tales off, the more expensive properties fall faster, but because you have bought well and your home is desirable and in a good location it will fall relatively.

What's the Best Plan When Buying a New Home

When we talk of a new home, look at older properties too, although these may need some regular maintenance. Look at the character, go for what feels right, Buy the home that will give you the largest home you can afford on your budget, in the best location.

Decide what are your future needs, do you want to raise a large family. Many new homes are not family friendly, they lack internal space, have either small rooms or are open plan, have small or non existent gardens.

So Where Do We Go from Here

Get out, look around your area, where would you like to live, check out the cost of houses in these areas, what is the neighborhood like? Talk to property owners in the area, talk to store owners, in fact talk to any one who is not involved in real estate, at least you will get an honest opinion before you start the proper viewing of new homes.

Then check out the market, view as many homes as possible, don't feel pressured by sales talk to make snap decisions, look at homes that are outside your budget, you may be able to do a deal, especially on an older property that may need some repair work carrying out Above all do not despair, if at first you find nothing of interest, try again, there will be that special place just around the next corner.
