How Does One Go about Getting a Mortgage Loan Fit for a Freelance Worker?

Mortgage loans are for everyone - you would think so, wouldn't you?

While a freelance worker or self-employed worker are usually as interested in getting a home mortgage as anyone else, they almost always have a more difficult time getting the mortgage loan they want without having to compromise their lender at all. It can be very frustrating indeed.

The reasons for this are quite simple. Standard full-time workers working for a corporation or another type of business are basically guaranteed a paycheck every week or couple of weeks. They are as regular as bran. That also means they can get references from their employers more easily. et's just say that when it comes to producing the pay slips that prove their income to a lender, they almost never run into difficulties.

You should know that these are factors that are are very important to mainstream lenders, who are in the business of providing mortgage loans with the least amount of risk possible. That's how the mortgage business operates.

So it's usually tough bananas if you happen to find yourself on the other side of the employment fence. But if you think this means the end to the mortgage loan of your dreams, think again. There's no reason why you should be out of the loop.

So You Want a Mortgage Loan. Here are Some Options.

Picture the above scenario: You are self-employed or working on a short-term contract and want a mortgage loan. There is no reason why anyone should refuse you. There's no reason why you are any less financially sound and able to keep up payments easily as the next guy.

But that doesn't necessarily mean it's going to be easy. Making sure you can prove you'll keep up payments to your lender is really important here. Your lender wants to know that you'll be cashing a monthly check for the next 25 years. If you happen to be on a short-term contract and are not guaranteed other such contracts for the future, you might have quite the convincing task on your hand.

A mainstream lender will also need to see your last three year's worth of audited accounts from a certified accountant before they even begin to consider approving your mortgage loan. E

Should You Just Get Your Mortgage Loan Outside the Mainstream?

There are specialist lenders out there who have targeted the self-employmed mortgage loan mortgage market in the past. They usually are willing to offer a more flexible approach to match your working and income patterns.

In other words, they have come to accept that a freelance worker like yourself will enjoy periods of high income as well as bouts of low income. Ideally, you would want a mortgage loan attuned to this reality.

The mainstream used to be more accommodating with their self-certified loans and non-status loans. But that now seems like a relic of the past. Think outside the box.
