Buying a Home - Getting Started.
Before choosing and buying a home it is a good idea to set out a rough idea of the type of property you are looking to purchase, make a note of essentials you feel would be necessary when considering to buy a house, such as attached, detached or semi-detached properties, number of bedrooms and bathrooms required, and whether you want a backyard, front yard or both etc. At this time you should also revise your finances and seek advise from a mortgage lender to give yourself a clear picture of how much you can and cannot afford to spend on a new home and mortgage.
When you have an idea of the finances available to yourself, the next step is to find a real estate agency who will be able to recommend properties suited to your needs. There are a number of agencies out there so visit as many as you can to give yourself a wide spectrum of prospective properties. I would also recommend checking the houses for sale section in your local newspaper regularly.
Buying a Home - Be Honest with Your Realtor.
When buying a home, it pays to be honest with your real estate agent so let them know your likes and dislikes about certain properties no matter how small or large your concerns maybe. Also make them aware of essential elements you feel should be included in your new home. By being open and honest with your realtor, the process of finding your dream home should be dramatically sped up as your time won't be wasted viewing homes that don't meet your requirements.
Buying a Home - Viewing Properties.
When you are viewing a potential new home don't be afraid to have a good old fashioned snoop around the property, for instance check taps to make sure there is adequate running water, open and close cupboard doors, look for cracks or damp spots on walls, check doors and windows, evaluate the security of the house. Look for any damage that may cost you money in the future. It is also a good idea to make a note of any discrepancy's you may find to discuss with your realtor at a later date.
If the seller is present whilst viewing, take the opportunity to ask as many questions as you like such as why the seller has decided to put the property on the market and if they have encountered any problems whilst occupying their current home. But be aware that you may not receive a totally honest answer as the seller will most likely only tell you the positive aspects of the property.
Buying a Home - Location, Location, Location.
Another important consideration when choosing a home to buy, is the location of the property. For many people the prospect of a two hour car journey just to the nearest grocery store is a daunting one, so it's a good idea to make a note of necessities you would ideally want in your local area such as schools, shops and public transport systems.
When viewing a property, get a feel for the community, you can do this by asking prospective neighbors questions on there experiences whilst living in the area. Also try driving through the local area at different times of the day to give you a better idea of how the community operates through the morning, afternoon and evening time.
