AppraisersAn appraiser is one who develops and reports an opinion of value on a specific type of property. They can opt to specialize in various disciplines such as real estate property, personal property, business, or mass appraisal. The appraiser usually reports his findings in writing by a letter or most often an appraisal report. Appraisers use several factors when estimating a home's value including the home's size and square footage, the condition of the home and neighborhood, comparable local sales, any pertinent historical information, sales performance, and indices that forecast future value. Good appraisers should research the public records, get a plat map, check the zoning and flood data, and printout sales and listings of similar homes before going to the house. An appraiser will make notes and compare them against the plat map to make sure the boundaries are set right. The appraiser will select comparable sales and listings and compare them to the home being appraised. Appraisals of income producing property are much more time consuming as more research and analysis is required. The time can vary from a few days on a small apartment building to many weeks for a large, complex property. Try to hire an appraiser with experience in the property type, geographic area of the property, and for similar purposes. Most experienced appraisers are state certified.
