Heading Back to Vegas Soon

It looks like I will be heading to Las Vegas on January 15th. Unfortunately, the brains of the outfit, (my lovely wife Rhonda), will have to stay here in Missouri for a while longer.

I am anxious to get back to work doing what I love best… selling Las Vegas real estate.

Our partner Wayne is telling us the Advantage V.I.P. Team with Century 21 Las Vegas, will be adding two new buyers’ agents to better serve our Las Vegas real estate clientele.

Wayne also reports that sales are continuing at a robust pace on Las Vegas homes and Las Vegas investment property.

Rhonda will stay behind to tend to family business but is still actively involved in her Missouri real estate agency. Rhonda reports that larger Missouri farms for sale in the south central Missouri region are still moving at a robust pace and Missouri homes are moving better since the first of the year.

Still in Missouri & Still Las Vegas Homesick

We haven’t made it back to Las Vegas yet, but Wayne is doing a stellar job of taking care of our Las Vegas real estate clients.

We did enjoy a white Christmas but the Missouri real estate market is still slow (or at least compared to the Las Vegas real estate market).

Farms in Missouri and hunting land are still moving well for this time of year, but rural Missouri homes have slowed somewhat.

Wayne tells me that Las Vegas homes are still moving very well even through the election and the Christmas holidays.

We can’t wait to get back to our home in Las Vegas and get back to work.

Missing Las Vegas

As many of you know, my wife and I had to return to Missouri to deal with a family illness.

While we called Missouri home for many years, we find ourselves missing Las Vegas terribly.

In our absence, our new partner Wayne Griggs (Aadvantage Gold – Century 21) is holding down the fort and taking care of our Las Vegas real Estate clients.

The difference between the Las Vegas real estate market and the Missouri real estate market is as drastic as night and day.

Homes in Missouri that would cost $150,000. could easily go for $350,000. in Las Vegas. Homes in Las Vegas can me on the market for less than 30 days while a comparable rural home in Missouri might be on the market for as much as 6 months.

At any rate, we hope to be back home in Las Vegas in the near future and thank all our friends and clients for their support.

NAR Expects Record Existing-Home & New-Home Sales in 2004

The National Association of Realtors® report Greater than expected sales of existing homes in the first seven months of the year will help set a record for annual existing-home sales in 2004. Existing-home sales are expected to increase about 6.5 percent this year to 6.50 million, while new homes are up 7.1 percent and expected to rise to a record level this year of 1.16 million.

Chief NAR economist David Lereah said a continued decline in mortgage interest rates is creating favorable market conditions at a time when household formation is rising.

Greater Las Vegas Association of REALTORS® Raises $10,000 To Support Troops in Middle East

The Greater Las Vegas Association of REALTORS® has raised $10,000 in charitable contributions in an effort to help U.S. troops in Iraq according to association President Lee Barrett. Proceeds from the fundraiser will buy phone cards for troops stationed in the Middle East to make it easier communicate with family and friends at home.

Good Real Estate Practice when Buying

I am sure you have been in the real estate industry for any length of time you have experienced appliances being swapped prior to possession.

In the contract, it states that the refrigerator stays with the property, and then at time of possession the almost new stainless steel refrigerator has magically transformed into a 1940 model ice-box with the compressor on top.

Now the sellers are L-O-N-G gone, and you are facing an irate buyer, because you did not want to pull the refrigerator out and stand on your head to find the serial number so you could put it in the contact.

I have had more than one agent tell me that they could not find the serial number. I even ask a couple of them if they thought it would be on the front door.

If you can’t (or don’t want to) find the serial number, at least write the manufacture and model number on your contract. And then TAKE PICTURES!!

This will at least give your Buyer some protection and assist him/her in pursuing the Seller for contractual fraud or criminal charges (depending on your location.) It may also help keep you from buying a new refrigerator.
