FAQ's Am I guaranteed to get the home of my choice?
We always endeavour to place the booking into the chosen home - but sometimes circumstances dictate that this may not always be possible. The client will be notified immediately of any changes to their booking and be given alternative arrangements of at least the same quality. If no alternative can be offered, the client will be offered a full refund of monies paid.

FAQ's Will my pool be heated?
Pool heating is charged as an optional extra and usually recommended between October - April. Please note - If the air temperature drops significantly, the pool heater will switch off automatically to avoid damage to the pump. This is beyond our control and we or the managers cannot be held responsible.

FAQ's Will my home have a spa?
Some homes have a spa, so just request this at time of booking. Please note - A spa must not be confused with a jacuzzi or hot tub - it uses the same pump as the pool to give bubbles, and will be the same temperature as the pool.

FAQ's How many people can sleep in my home?
The State of Florida govern this and is regardless of age and MUST not be exceeded. Only people named on the booking form may stay in the home. 3 bedroom home allows 6/7people. 4 bedroom allows 8/9 people 5 bedroom allows 10 people. 6 bedroom allows 12/13 people. 7 bed allows 14/15 people

FAQ's What are the bed sizes?
Master bedrooms have a King or Queen size bed. Additional bedrooms have a double bed, twin beds or bunks.

FAQ's How many bathrooms are there?
3 bedroom usually has two. 4 bedroom has two or three. 5 - 7 bedroom usually three or four.

All homes have cable TV. The majority of homes have at least two televisions and a VCR

FAQ's How do I find my rental home?
You will receive a "vacation package" approx 2 - 3 weeks before departure - this will include maps, directions, key details, hints & tips, etc.

FAQ's When is my home cleaned?
Before you arrive and after you leave. This is a self catering vacation - so you will be responsible for cooking, cleaning, etc. All homes are fitted with washers, dryers, vacuum cleaners, mops etc. for everyday cleaning. Additional cleaning or maid service can be arranged for an extra charge.

FAQ's What's different about the Executive homes?
They have larger floor plan, upgraded furnishings, landscaping and are decorated to a higher level. They usually have more T.V's and sometimes a spa.

FAQ's Will my home have a phone?
Yes. All homes have a telephone installed. Local calls are free of charge however you will need to pay for any calls made outside of the local area.

FAQ's If I arrive late at night can I buy groceries?
There are many supermarkets in Florida. Some open 24 hours a day. However if you request it in advance we can arrange a "Welcome food pack" that includes basic items to carry you over to the next day. There is a charge for this service.

FAQ's What are check-in and check-out times?
The home will be ready for a check in time of 4 pm. We ask that guests check out by 10 am on departure day. Late check-outs and early check-ins may sometimes be allowed by special request.

FAQ's What are the cancellation charges?
In the event you cancel your confirmed booking, the following charges will apply:
More than 2 months before departure= $200 deposit
Between 1 and 2 months before departure = 50% of rental cost
Less than 1 month before departure = 100% of rental cost

FAQ's When are the payments due?
The booking deposit is required to confirm the reservation. Then the remaining balance minus the booking deposit is due 2 months before departure. A security deposit (or credit card swipe) is also required with the final balance.

FAQ's What is the policy on pets?
Pets are NOT allowed in the rental home unless an agreement has been reached with us and the home owner and a pet deposit has been paid. If this rule is broken, the client will be asked to leave and will forfeit all payment
