We reserve the right to refuse any listing. COMPARISON WITH A FULL SERVICE LISTING Price: Generally, a 6% commission, plus an administration fee is charged for a full service listing. We charge 4.5%, plus a $400 administration fee. Using our 4.5 % services allows you to keep thousands of dollars in your pocket. Service: Our full service 6% listing will allow us to provide you with special, personalized attention. With our 4.5% service we provide you with quality, professional service without the extra frills. If you are not satisfied you may cancel the listing agreement with us anytime prior to your home receiving an offer. Advertising: We will list your home on the MLS. In addition, we will advertise your home on our Web site. We do not: advertise in the newspaper, provide virtual tours, or do open houses. If you feel that your property needs this additional service you should consider our 6% full service listing. Representation: We provide the same representation regardless of the listing percentage. Which means that we owe you the same duties as mandated by Nevada law. OUR 4.5% LISTING SERVICE MIGHT NOT WORK FOR YOU There are sellers who would be better served using our 6% full service listing. Some examples: You are an out of town seller. Someone needs to be available to give contractors (appraisers, handymen, carpet cleaners, maids, etc.) without a lock box key access to the property. Our 4.5% listing does not provide this extra service. In addition, with the 4.5% listing we do not schedule appointments with contractors for you. You do not have access to a fax machine and e-mail. We do not personally deliver documents to you. You will need access to a fax machine and e-mail in order to receive and send documents. Of course, any local Kinko's will provide this service to you for a fee. In addition, you are can also pick up documents at our office. You do not want a lock box on your property. A full service listing agent will have the time needed to show your home by appointment only. We do not schedule showing appointments or show your home to buyers already represented by a real estate agent. Sellers with unique or higher end properties Often, these properties need additional advertising (newspaper ads, magazine ads, and virtual tours) only a full service listing can provide. Sellers who want to "list it and forget it" If you need special, personalized attention please opt for our full service listing. What our 4.5% service provides you with is a quality, professional service without the extra frills. We will make sure that your home is marketed effectively through the MLS and on our Web site, we will field all questions from agents and buyers, we will prepare all paperwork, we will keep track of the transaction, we will negotiate the sale, and we will provide you with representation until the home sale is completed. We will not act as your personal delivery person or assistant. FREQUENTLY ASKED QUESTIONS If you find that you are not satisfied with our service, you may cancel the listing agreement with us at anytime prior to receiving an offer on your property. All that is required is notification in writing (via letter or fax) of your intention to cancel the agreement. No cancellation fee will be charged. By the way, we also reserve the right to cancel the listing agreement with you at anytime prior to your property receiving an offer. Yes, you will have access to a licensed real estate agent to answer any of your questions or concerns. In addition, you will be kept updated throughout the transaction. We prefer that a lock box be used. A lock box allows agents to easily show your home without the necessity of you being present. You should consider a full service listing if you need your home to be shown by appointment. A lock box holds the key to your home. A special key opens the lock box giving a real estate agent access to your property. The special key is only available to certain individuals (real estate agents and other contractors) and is purchased through the Greater Las Vegas Association of Realtors. The lock box also keeps track of the key holders that enter your home. The MLS system gives instructions to the agents how and when to show your home. We list your home on the MLS. In addition, we advertise your home on our Web site. We do not do any newspaper advertising, open houses, or provide virtual tours. HOW IT WORKS 1. Fill out our "List your Home" form. We will use this information to prepare a market analysis of your home. 2. We will e-mail you a market analysis showing what we feel is the market value of your home. If we agree to work with each other, an appointment will be set to preview your home. We will e-mail or fax you all documents that need your signature. Please note: We reserve the right to refuse to take any listing. 3. At our appointment, we will discuss the home sale process, preview your home, and take pictures. 4. After the appointment, we will begin the process of marketing your home. |
