Do You Want to Buy or Sell a Home in Colorado Springs?
Interview with Clint & Laura, Colorado Springs Realtors®
1. Are you a full-time professional Colorado Springs
Realtor®?
Yes! Clint & Laura are full-time Colorado Springs realtors.
We specialize in Colorado
Springs residential real estate. Working as your team
of full-time professionals we offer some of the best service
in the industry. Our professional services include, "exclusive
sellers agency" and "exclusive buyers agency".
We also work as "transaction brokers" when requested.
Clint
& Laura have been awarded the nationally recognized
GRI designation!
GRI stands for Graduate, Realtor Institute. Only licensed
real estate agents that are also members of the National Association
of Realtors (NAR) can earn the nationally recognized GRI designation.
To be awarded the GRI designation, a REALTOR® must complete
a comprehensive series of courses covering a detailed curriculum.
This curriculum includes Valuation, Law, Finance, Real Estate
Investment, Taxation, Ethics, Construction and Land Use. Licensed
Realtors who have attained their GRI designation are considered
leaders in the real estate profession.
Our GRI designation
shows that we are nationally recognized for our knowledge,
abilities, and professionalism.
2. Do you have a personal assistant, team, or staff
to handle different parts of the sales transaction?
Yes! Clint & Laura work together as a husband and wife
team. We strive to maintain a personal level of service that
is often compromised by realtors shuffling correspondence
to their assistants. We do employ the services of an assistant
to help us with the paperwork. In general, our assistant does
not interface directly with our clients. By doing business
in this manner we are able to maintain direct and concise
communications. We feel that this type of communication enables
us to provide our clients with the best possible service.
3. Do you have a website that will provide me with
useful information for research, services, and how you work
with home sellers and buyers? Can I have those Web addresses
now?
Yes! Our web site is www.COSRealEstate.com.
Why did we choose www.COSRealEstate.com
for our website address? We chose COS because it is internationally
known as the three letter airport code for Colorado
Springs. We chose the words Real
Estate for hopefully very obvious reasons.
We wanted a web address that was easy to remember, that also
disclosed obvious attributes of our business. We also wanted
an address that was not to long or hard to type. And that's
pretty much how www.COSRealEstate.com
came to be.
COSRealEstate.com
is a highly functional and user friendly website. We encourage
our clients to use it. We are dedicated to improving this
website. Should you have suggestions regarding functionality
or find any errors please
forward them. We will make every effort to make changes
accordingly.
4. How will you keep in contact with me during the
selling process, and how often?
We believe that good communications are a key ingredient
in any real estate transaction. First and foremost we ask
our clients how, how often, when and where they want to be
contacted. We know that selling your Colorado Springs home
can produce numerous questions that require answers promptly.
We also know that many of our clients are busy professionals
with little or no time during their business day. We can schedule
communications, daily, weekly or any interval in-between.
We have office phones, cell phones, emails
and fax machines. We answer our email twice daily. We are
available by phone during the day including evenings and weekends.
Should we not answer, you will be automatically forwarded
to our voice mail, and we do return all calls promptly!
5. Can you explain one thing that you do that ensures
I'm getting top dollar for my property?
EXPOSURE, Exposure, exposure! Our approach is simple but
often overlooked by others! First we do a detailed market
analysis of your Colorado Springs home. We will not just show
up at your home with a predetermined price in mind. We will
in fact verify square footage measurements against county
records, discuss any improvements or upgrades that have been
done. Identify any deferred maintenance that needs attention
and determine the overall condition and marketability of your
home. With this information and current market data we will
derive a high-low price range for your home the following
day. Days on market will often be determined by the way you
decide to price your home within this range. Once price is
determined, your Colorado Springs home will be submitted to
three marketing venues, International, National, and Local.
International and National marketing is done via the internet.
We market locally in several ways, Pikes
Peak Multiple Listing Service, Numerous real estate publications,
local newspapers, and targeted mail. We also solicit other
realtors in the area regarding our properties listed for sale
this is done via mail, email, and by phone.
6. Will you give me names of past clients who will
give references for you?
Yes! Just
ask...
7. Do you have a performance guarantee? If I am not
satisfied with your performance, can I terminate our listing
agreement?
We do not offer a performance guarantee. But, our listing
agreements can in fact be terminated prior to expiration.
As Colorado Springs Realtors® at Keller Williams Realty
we understand the importance of win-win business relationships,
and that the Realtor® does not benefit if the client does
not also benefit. Should you decide to terminate you listing
simply let us know when and why. Our business is referral
based, we do all our business accordingly.
8. How will you get paid? How are your fees structured?
May I have that in writing?
We work on commission. We do not charge any administration
or special service fees. Our commission schedules are disclosed
during the listing process. We provide an estimate of all
costs involved in selling your Colorado Springs home this
includes an estimate of your net proceeds.
9. How would you develop pricing and marketing strategies
for our home? Will you commit to the marketing strategy in
writing?
Colorado Springs Realtors, Clint
& Laura know that pricing your Colorado Springs home
correctly is the single most important factor in determining
if it sells quickly, or at all. Although location and condition
also effect the selling process, price is a primary factor.
In some situations we may order an appraisal prior to determining
a price for your Colorado
Springs home. This is often the case for true custom homes
and homes on acreage. The information used to create the market
analysis may also include For Sale By Owner homes, foreclosed
homes, and bank-owned, when available. We are happy to provide
you with a detailed marketing plan for your home.
10. Who determines where and when my Colorado Springs
home is marketed and how it is promoted? Who pays for your
advertising?
We are constantly fine tuning our marketing strategy and
increasing our annual budget. In general all marketing is
included in our commission schedule. Please contact
Clint & Laura, Colorado Springs Realtors to discuss all
marketing options available.
