How is the price calculated, per person or per apartment?
As a general rule the price is calculated on a per apartment basis, however in the case that the number of people staying is above a certain limit then we charge on a per person basis.

Do I need to bring Bed Linen?
No all our apartments and supplied with fresh bedding and towels.

When can I check in and when must I check out?
Check in is usually at 13:00 on the day of arrival, whilst check out is by 11:00 on the day of departure. It may be possible for the office in Madrid to arrange for other times, this is however dependent on the availability of your chosen apartment and prior notice. As availability can change rather quickly, it is usually best to ask for modified arrangements the day before your schedule check in or check out. Please note that only the Madrid office can make such arrangements and not the reservations department.

Does each apartment have double beds?
Most of our apartments have single beds which can be put together to create a double bed, although some do have traditional double beds.

Do I get clean towels and soap?
All our apartments have a range of linens, including towels, and there is also soap, and much more beside.

Are there any additional fees?
Yes, we are charging a 25 euro final cleaning fee. Also if you require an additional bed or a baby cot there is a 20 euro transport charge.

Are the apartments near the centre?
Most of our exclusive apartments are located in the heart of Madrid, in what would be termed the “old town” area and are very close to the major attractions and sight of this magnificent metropolis. All of our apartments have easy access to the Puerto del Sol and Gran Via, which is the main shopping street in Madrid, as well as being close to Plaza Mayor. We do have a few apartments that have swimming pools, but this are a little out of the centre yet still enjoy excellent connections to the main attractions by metro.

Are the apartments in safe areas?
One of the most important considerations for us is the safety of our clients whilst they are in Madrid, with this in mind we choose only those apartments which are in the safest parts of the city. So yes our apartments are in safe areas.

Can I bring my dog?
It is our policy that pets are not allowed to stay in our apartments, sorry.

What is the maximum number of people in an apartment?
Studio apartment: 2-4 people, 1 bedroom apartment: 2-4 people, 2 bedroom apartment: 4-6 people, Large apartments: 6-8, Superior apartments: 11.

What are my payment choices?
In order to confirm you booking, our reservation centre will request your credit card details. It is up to you whether you want to pay the total fee prior to arrival using your card, plus a 2.8% surcharge (4.2% if using AMEX), or you would prefer to pay when you arrive, either by card or cash, please note we only accept Euros. For those who use their card to pay, we require a photocopy of your passport or ID. It is also possible to pay by bank transfer, just ask for details. With some of our apartments a deposit will be taken from your card in order to confirm the reservation, in such a situation the balance is to be paid directly to the landlord and your will be notified of special payment procedures when you receive written details of your reservation.

What is the check-in procedure?
On arrival in Madrid, it is necessary that you phone us at least half an hour before reaching our office, the number is the on the written confirmation that you received. All our guests are met at the office, once there you will be asked to complete guest form. On the guest form you will be required to provide your credit card details, by which you assume full financial responsibility for any damage which may occur during your occupancy of the apartment, whether it be structural damage or damage to the furnishings. You will also be charged for the loss of your keys, at the rate of 15 Euro per set, if your apartment requires more cleaning than is normal you will be charged 15 Euro per hour for each hour in excess of 2 hours, there is also a 15 Euro plus travel expenses charge if you call out a member of our staff to carry out unnecessary duties. If you do not wish to use your card for this purpose you are requested to pay a refundable deposit of 150 Euro which will be returned at an appointed time, when you leave. You will receive the keys to your apartment upon receipt of full payment.

How can I make my reservation with the minimum delay?
Simply send us a request stating your preferred apartment and enter in the comments field that you are making a provision reservation should that apartment be available. If we reply that the apartment in question is available then secure your booking instantly online, we will then send you an official letter of confirmation. It is even quicker though to book with our reservations centre on the telephone. Please note that unconfirmed reservations may not be considered.

CANCELLATION POLICY:
We cannot be responsible for bad weather, illness, changes in travel plans or travel delays. In the case that confirmed booking had been made and our clients fail to inform us about their decision to cancel their stay in our apartments prior to seven days before their arrival, we unfortunately have to demand partial compensation.
The details below are maximum penalties; if possible we prefer to ask for mild compensation, the only case we are strict is "no show". The cancellation fee will be debited automatically from your credit card.

Cancellation more than 7 days prior to arrival: 20 euro (admin fee)
Cancellation 7 to 1 days before arrival: charge 30 % of your whole stay
No show or cancellation on the day of arrival: charge 50 % of your whole stay

- Bookings for more than 7 nights
Cancellation more than 7 days prior to arrival: 20 euro (admin fee)
Cancellation 7 to 1 days before arrival: 3 nights charge
No show or cancellation on the day of arrival: 7 nights charge

- Bookings for 1 month and more
Cancellation more than 14 days prior to arrival: 20 euro (admin fee)
Cancellation 14 to 5 days before arrival: 7 nights charge
Cancellation 5-0 days before the arrival: 14 nights charge
