NOTICE TO ADVERTISERS - Membership Cancellation Policy BEDS AND HOMES listings run on an annual basis. Sorry we do not offer refunds once you have advertised your property. You will be sent an invoice towards the end of your annual renewal date to continue with your listing simply go back on line a make payment for that new year. Property owners are responsible for investigating and adhering to all local regulations including, but not limited to, permits, licenses, occupancy taxes, and safety compliance.

SPAMMING POLICY
Note: BEDS AND HOMES does not participate in or tolerate the sending of Unsolicited Commercial Email (SPAM) – BEDS AND HOMES reserves the right to cancel (without refund) any member that  mentions BEDS AND HOMES or any of its associated websites, URLs, or any associated BEDS AND HOMES email address in any SPAM e-mail message or Usenet posting. BEDS AND HOMES is the sole judge in determining what constitutes SPAM.

RENTAL INQUIRIES
It is the goal of BEDS AND HOMES to reduce the volume of SPAM delivered via the Rental Information and Availability Request (Inquiry) form. To that end, inquiries may be monitored and filtered by BEDS AND HOMES prior to delivery to BEDS AND HOMES members. Inquiries may be read by BEDS AND HOMES staff members. Despite BEDS AND HOMES filtering efforts, it is likely that some SPAM inquiries will be delivered anyway. It is also likely that some non-SPAM inquiries may not be delivered as a result of BEDS AND HOMES filtering efforts.

Rental inquires are delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and BEDS AND HOMES cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. BEDS AND HOMES, at its own discretion, may supply to potential renters the direct e-mail address and or phone number of BEDS AND HOMES advertisers for the purpose of making a rental inquiry.

MEMBERSHIP POLICIES
Vacation Rentals by Owner reserves the right to reject or edit any ad submitted at our sole discretion. Once material has been submitted, edited and posted on the BEDS AND HOMES web site, it becomes the property of BEDS AND HOMES and its affiliated sites and may not be copied from the BEDS AND HOMES web site without written permission.

LOCAL RULES AND REGULATIONS
Property owners are responsible for investigating and adhering to all local regulations including, but not limited to permits, licenses, occupancy taxes, and safety compliance.

ACCEPTABLE CONTENT
Advertisers are expected to follow the Acceptable Content Policies. Ads which do not adhere to these policies are subject to cancellation at the sole discretion of BEDS AND HOMES.

ACCEPTABLE CONTENT POLICIES
These policies are established in order to preserve a fair and orderly site for the advertisement of vacation rental properties AND in order to maintain a "family safe" environment.  Note that these policies are subject to periodic review and may be updated at any time. There are specific locations for the inclusion of web addresses (also referred to as "links" or URLs) and e-mail addresses in the BEDS AND HOMES listings. All Web Addresses or Links must be approved and must reside only the authorized "Links to more information" section of the ad. Email Addresses and Phone Numbers must reside only in the authorized locations within the listing. All other references to specific web addresses, web sites, email addresses or phone numbers are not considered acceptable content and may be removed WITHOUT NOTICE.

All content must be "family safe" and "G" rated. Ads may not contain vulgarity, or comments related to violence, hate, or references of a sexual nature. All such references are not considered acceptable content and may be removed WITHOUT NOTICE. In the case of disputed content, the operators of this site will be the final judge as to the appropriateness of the content.
