   2005 ended with a record-breaking performance - 84,145 properties were sold in all TREB districts, the largest number ever recorded. The average price rose a healthy six percent. In Toronto alone (the MLS districts E1 to E11, W1 to W10 and C1 to C15), the number of sales also beat the records, and the average price rose by 10% to $361,055.

TREB has reported 8,707 sales last month, which is the second best March result in the history of the Toronto Real Estate Board, and 29% over February sales. Year-to-date results of 19,831 sales are the best first quarter real estate sales result since statistics have been kept. The average price remained steady at $353,134.

In March, in central Toronto districts the average time on the market was 28 days, and the homes sold on average at 99% of the asking price. The quickest selling of the central districts were c09 at 21 days on the market and c10 at 22 days. The highest percentage of the asking price was achieved in c10 (102%), followed by and c09, at 101% on average, and c02, c03, c04, c12 and c13 at 100%.

In the west districts the average time on the market was 30 days (with a 19-day average for w02 and 20 days for w01) and the percentage of the asking price was 98 (102% for w01 and 100% for w02 and w07). In the east districts e02 was the busiest, with the average time on the market at 14 days and the percentage of the asking price at 102%, while the average e-districts time on the market was 31 days and the average sale to list price ratio was 98%. E01 also had a sale to list price ratio of 102%, but the average time on the market was considerably longer, at 22 days. E03 sale to list price ratio was also above average, at 101%.

Real Estate market in the north TREB districts averaged 40 days on the market, and 98% sale price to list price ratio.
