    what-is-timeshareTimeshare is a form of holiday ownership. You own the right (either directly or through a "club") to use a week (or longer) in an apartment or villa on a holiday resort for a great many years or in perpetuity.
    Over six million families own timeshare worldwide - the majority well satisfied with their ownership.

    Timeshare accommodation is generally of a much higher standard than hotel or rented accommodation. And most resorts have extensive leisure facilities (almost always free to use). All timeshare is self catering.

    Accommodation ranges from a modest studio (a single bedroom) to apartments and villas with three bedroom, three bathrooms, lounge, dining etc. with appointments of an exceptionally high standard.

    Timeshare competes with package holidays (where timeshare offers higher standards of accommodation) and villa rental (where timeshare can offer better long term value-for-money).

    Timeshare comes in two basic forms:

    Fixed week. Where you own rights to a specific week, usually in a specific apartment/villa which you can either return to every year or swop through the exchange system for something similar in another part of the world and in another time period.
    Floating system (which includes points clubs). Instead of owing a specified week, you own a week (or a time period which may be longer than a week) within a seasonal band of time. Each year you have to book the specific week that you want - this is "subject to availability".
    A major strength of timeshare is the certainty that it provides. Accommodation (and often leisure facilities) being held in trust (or registered in a public register) for the lifetime of the right to use. So, provided that you continue to pay the annual fees on time, you are certain of getting your holidays every year.
    And when you tire of timeshare you can sell your rights on to someone else.

    Most timeshare owners use the exchange system which provides an enormous choice (nearly 6,000 resorts in all the popular destinations worldwide) to swop to - knowing that the place you are going to is of a similar high standard to that which you own.

    When you buy timeshare you pay a once off payment for the right to use and, each year, a fee which pays for the accommodation etc. to be kept clean, in good order, local taxes paid etc.

    The best resorts are run by the owners through a club (and a committee). This ensures that owners get what they are promised and annual fees are kept to a reasonable minimum.

    Unfortunately, because of the activities of a minority of traders in the industry, the word "timeshare" has lost credibility with the general public resulting in both the honest and the dishonest traders claiming that their product is "not timeshare" and claiming that it is one of the following:

    Vacation Club vacation-club
    Holiday Club (real holiday clubs are BAD news - read here )
    Multi ownership
    Holiday ownership

    Which confuses consumers.

You like what you hear so the conversation moves forward "But we will need your card number/pin number/account number/mothers maiden name etc. to be able to pay you when the deal is done". You, being a sucker, fall for this and are surprised to get a call from your card company/bank a few weeks later saying that an attempt to remove a large amount from your account is being held pending your confirmation.
    This is "Indentity Fraud", using timeshare owners lists, which is growing even faster that timeshare fraud.

    A friendly voice on the 'phone offers to help you get back the money promised by a cash back scheme. The friendly voice says that their "legal expert" will ensure that you get back all the money - but to meet him you must go to Tenerife. But they will happily arrange for you to be put up for a weeks holiday at their expense.
    On Tenerife you find that the "legal expert" is a salesman who wants you to buy a timeshare - with the promise of all the cash back money back in a few years, which is no better than when you srtated, and you're a few thousand down for a timeshare you don't want.

    The charming person on the telephone tells you that you can have a 7 day stay in a luxury apartment in a hotel or resort in Spain/Canaries/UK/Bali etc. etc. . All you have to pay is a very modest sum.
    You pay.
    You pay for the flights.
    You pay for the taxi to the resort and present yourself at reception.
    "We do have a record of your booking and we are full. Sorry, you must go elsewhere".

    How do you get a fine for a motoring offence when you were not where the offence is alleged to have been committed and you don't drive ?
    By being on a list - stolen of course - of timeshare owners.
    Numerous owners have received demands for €129 as a fine for an offence said to have been committed when they were on holiday in the Canaries or mainland Spain. Pay it and that's another 129 you are down to the fraudsters.

    stealingStealing ownership of a good, resaleable, week is one of the latest scams.
    You don't receive a management fee invoice one year , think nothing of it, then a few weeks later get a letter saying "you haven't paid, we are repossessing".
    Or, if the week isn't that good, the letter says "pay us lots of £££ and we will re-instate your membership".

    "We are processing your paperwork" is the latest scam to avoid the law - a new variation on "The Thumb" (see below)
    When you sign to buy a timeshare you are "distracted" from the written statement on the agreement that you have a 14 day cooling off period.
    When you arrive home you find that your copy of the agreement is missing. You ask the seller for a copy and get the response "Certainly, we'll get it to you shortly as we are processing it".
    It arrives on day 15 - too late to cancel!

    The thought of owning a vacation home may sound appealing, but the year-round responsibility — and expense — that come with it may not. Purchasing a timeshare or vacation plan may be an alternative. If you consider a timeshare or vacation plan, the Federal Trade Commission (FTC), the nation’s consumer protection agency, says it’s a good idea to do some homework.

    The Basics

    Two basic vacation ownership options are available: timeshares and vacation interval plans. You should know that the value of these options is in their use as vacation destinations, not as investments. Because so many timeshares and vacation interval plans are available, the resale value of yours is apt to be a good deal lower than what you paid. Both a timeshare and a vacation interval plan require you to pay an initial purchase price and periodic maintenance fees. The initial purchase price may be made all at once or over time; periodic maintenance fees are likely to increase every year.

    Deeded Timeshare Ownership. In a timeshare, you either own your vacation unit for the rest of your life, for the number of years spelled out in your purchase contract, or until you sell it. Your interest is legally considered real property. You purchase the right to use a specific unit at a specific time every year, and you may rent, sell, exchange, or bequeath your specific timeshare unit. You and the other timeshare owners collectively own the resort.

    Unless you’ve bought the timeshare outright for cash, you are responsible for paying the monthly mortgage. vacation-plansRegardless of how you bought the timeshare, you also are responsible for paying an annual maintenance fee; property taxes may be extra. Owners share in the use and upkeep of the units and of the common grounds of the resort property. A homeowners’ association usually handles management of the resort. Timeshare owners elect officers and control the expenses, the upkeep of the resort property, and the selection of the resort management company.

    “Right to Use” Vacation Interval Option. In this option, a developer owns the resort, which is made up of condominiums or units. Each condo or unit is divided into “intervals” — either by weeks or the equivalent in points. You purchase the right to use an interval at the resort for a specific number of years — typically between 10 and 50 years. The interest you own is legally considered personal property. The specific unit you use at the resort may not be the same each year. In addition to the price for the right to use an interval, you pay an annual maintenance fee that is likely to increase each year.

    Within the “right to use” option several plans can affect your ability to use a unit:

    Fixed or Floating Time. In a fixed time option, you purchase the unit for use during a specific week of the year. In a floating time option, you use the unit within a certain season of the year, reserving the time you want in advance; confirmation typically is provided on a first-come, first-served basis.

    Fractional Ownership. Rather than an annual week, you buy a large share of vacation ownership time, usually up to 26 weeks.

    Biennial Ownership. You use a resort unit every other year.

    Lockoff or Lockout. You occupy a portion of the unit and offer the remaining space for rental or exchange. These units typically have two to three bedrooms and baths.

    Points-Based Vacation Plans. You purchase a certain number of points, and exchange them for the right to use an interval at one or more resorts. In a points-based vacation plan (sometimes called a vacation club), the number of points you need to use an interval varies according to the length of the stay, size of the unit, location of the resort, and when you want to use it.
