Important Information
Your Villa
Our 3, 4 and 5 bedroom homes have private pools and are in prized, upscale
communities with tennis or golf either in the immediate vicinity or nearby;
and our 2 bedroom condominiums have common swimming pools. All of our
properties are well equipped with colour televisions, dishwasher,
microwave, blender, washer and dryer. Maid service is also available on
request, and there is 24 hour emergency telephone service should you
require assistance.
Multi-Centre Rentals
You can select a villa in the Orlando or the Kissimmee area and combine your stay with some time spent in a villa or condo beside the beautiful beaches of the Gulf Coast.
Long Stay Rentals
Most rentals are for one or two weeks however, if you have more time at your disposal we can quote for longer durations and special reduced rates may be available, particularly in low season.
Group Bookings
The open-plan layout of most Florida homes lends itself to spacious family and, with a number of larger 4,5 and 6 bedroom villas they're ideal for two / three families to share.
We can normally accommodate groups of two or more families, who do not wish to share the same villa, in adjacent villas (early booking is essential to ensure availability of adjacent villas).
Golf Bookings
Using "Tee Times USA", Florida's only Central Golf Reservation Network, you have access to over 200 golf courses throughout Florida, with more than 50 in the Orlando and Kissimmee area.
Passports
You'll need a full passport which is valid for at least 6 months after you return. Please allow plenty of time if it needs renewing as it can take up to 12 weeks.
Ensure that your passports and flight tickets are in the same name. Newly married women travelling on a passport in their maiden name must have a copy of their marriage certificate with them.
Visas
UK citizens with the right to live in the UK and travelling on a full British passport do not need a visa as long as they have a return ticket to stay for less than 90 days in the US. The visa waiver form 1-791 is usually issued on board your flight along with full instructions on how to complete it.
People with contagious diseases, criminal records, previously deported or HIV positive may not be allowed by law to enter the US.

Other nationalities should check with the United States Embassy of their own country to determine requirements.
Baggage
Generally, two pieces of luggage are allowed per person. On scheduled flights there is normally no weight restrictions although on charter flights the limit is 20kg per person.
Inoculations
None are currently required to travel to Florida, however, the DoH leaflet "Health Advice for Travellers" can be obtained by phoning the Health Literature Line on 0800 555777.
Before travelling, it may be a good idea to check with your doctor and the United States Consulate if you've been exposed to any infections or contagious diseases.
Driving
Your hire car is an essential part of your holiday giving you the freedom to come and go as you please. It's best that you book car hire before you travel to Florida to ensure it's reserved for you an take advantage of lower pre-booked rates. Remember to book a car large enough for all occupants to sit in seats with seat belts and for all luggage. We can advise on the best choice of car from economy to a 15 seater mini-bus all at very competitive rates.
Using the phone
All calls you make from the phone in the villa can be charged to a BT chargecard or credit card although some US phone companies do not accept some UK credit cards. If you would like to use your mobile in the US contact your airtime provider to see if it's possible.
Electrical appliances
The voltage is 110v in the USA unlike the 240v supply in the UK. If you intend to take your own hairdryer or other appliances, you'll need an adapter and make sure that they can be switched to 110v otherwise they will not operate. Alternatively you could buy a hairdryer in Florida, a reasonable model cost just a few dollars and you can take it with you on future holidays.
Swimming Pools
One of the main attractions for this kind of holiday is the use of your own pool. However, pools need some care and attention to ensure trouble free operation and to ensure your own safety.
- Non-Swimmers, infants and young children should always be supervised when in and around the pool.
- Ensure the water level is not below the skimmer otherwise the pump may burn out. Top it up with the hose pipe provided and take care not to splash too much
- Diving is not allowed
- Pools are serviced weekly and should be clean on your arrival. It's common for a few insects or leaves to be in the water, they'll cause you no harm and are easily removed with the skim net. Occasionally, particularly after rain storms, dust is washed off the screens and into the pool, again this is quite normal and if not removed by the filtration process will be removed during the weekly service. Not a cause for concern.
- If however, the water is not clear and you can't see the bottom, or if there is a green hue to the water, call our management office and let us know, the pool will be attended to as soon as possible.
Pool Heating
Although it's not really necessary during summer, pool heating is useful during spring, autumn and winter when nights are cool, often lowering the temperature of an unheated pool.
There are three methods of pool heating
Solar Heating, depends on the strength of the sun so is not reliable during winter but is provided free of charge where available.
Electric heat pump is the most common heater, when activated, it will keep the water temperature between 75 and 80° F. Please be aware that in extreme conditions, when the air temperature drops below 50° F, the heat pump will not operate.
Gas heating is the most effective, guaranteed heat source but the cost of constant heating and higher temperatures can make it expensive to run.
An extra charge is levied for electric and gas heating of the pool, these charges are listed below.
