About Virtual Buildings

The length of time between a prospective client’s decision to build and their actual occupancy has been determined to be highly critical in that client’s choice of community for their new business or relocation.

SOREDI has implemented a Virtual Building Program in order to streamline this process for our prospective clients. This program allows selected virtual building designs to be developed, including parking and landscaping, so that an inventory of “ready to build” sites are on hand to present to prospective clients.

The final Virtual Building product is a pre-permitted industrial building with an expansion option on a certified, shovel ready property that is 100% ready to allow construction to begin upon payment of the appropriate building permit fees.

 

Developers

SOREDI seeks proposals from all parties who desire to perform the Site Plan Design and Building Design services to create a pre-permitted, virtual building. SOREDI has in place a Revolving Loan Fund for the Virtual Building Program to subsidize the initial fixed costs incurred by the developer up to actual costs or $10,000, which ever is less, per design, to include local county/city government development fees for the processing of permits and related paperwork up to the point of issuing the building permit. Matching funds from the developer in a ratio of 1:1 are required.
