Hard Money for loans that are "Outside the Box"

• Cannot meet debt service requirements that conventional lenders require,
• Have lower credit scores than the conventional market allows (often our borrowers have scores in the 500’s),
• Are time-impaired and do not have time for a conventional loan, and
• Are asset rich, but cash poor.

• Fast closings without appraisals
• Protection for brokers

Every loan must be:

• Collateralized by real estate
• At least $250,000 in amount.

In general, our loans:

• Are interest only
• Carry no prepayment penalties
• Can be customized to fit the borrower's needs.

Dial Financial is a direct, local, private lender who knows the local real estate market better than just about anyone. That is why we don’t even require appraisals in most cases. We keep our guidelines simple and make “common sense” loans to local borrowers at not quite such Hard Money rates.
