Preparing your home for sale can be easy but
you should give yourself plenty of time so that you're not under pressure
to get work done too short of time.
Meet with your real estate agent and walk through your home together and
make a list of things that should be done to prepare your home for sale.
Complete all of your fix-it-up work before you
open your home to buyers and other agents. Also have the home professionally
cleaned and be sure to include the windows. First impressions count, so
make sure your home sparkles before you let anyone in.
Agents and their buyers are most eager to see
new listings so make the most of your new-listing status by selecting
a list price that accurately reflects the current market conditions in
your area. Remember that listings that don't sell are often priced too
high for the market.
Choose a listing agent with a good reputation
that you can trust and that knows the local market intimately. Then take
advantage of your agents expertise to provide you with accurate pricing
information.
Extensive market exposure will ensure that you
get the most for your home. Advertised in the local multiple listing service,
newspapers and on the Internet. A broker tour should be scheduled for
local real estate agents and an open house should be held for the public.
Make sure it is easy for agents to show your
home. If you make it difficult it will cut down the number of showings.
It is also a good idea to leave when your property is shown to prospective
buyers and during broker and public open houses.
You might want to stick around to be sure that viewers don't miss important
features of the property but it's best to get your agent up to speed on
the property and let him or her do the marketing for you.
