Las Vegas Time Share Sellers Guide
Do not overprice your vacation property. This is not "typical real estate" and does not always sell close to the price you paid for it. Some areas will bring a higher selling price but the average resale will receive less than what was the new purchase price.
View other time shares. Compare your time share to others with the same number of bedrooms and bathrooms. Compare the location and condition of your time share to the others that are similar. Always price your unit lower than what the resort is selling for.
Advertise your time share heavily. What type of advertising would you like to go with? Select a medium that will market your resale where it is highly cost effective. Radio, TV, newspaper, billboard, direct mail, or telemarketing are several expensive ways to advertise, all of which have an equal success rate.
Be flexible with offers. Don't set your asking price to high, and never be firm unless you have already lowered the price enough.
Lower price equals quicker sale. The lower the selling price, the more offers on the table. If you are looking to sell quickly, than you should price your unit lower than the rest.
Never pay any closing costs. The buyer must pay the closing costs in the resale market. Do not be tricked into being responsible for closing costs.
Use any saved(banked) weeks as incentives. If you have more than one week, use them as leverage for the sale. On Many instances a banked week is all it takes to close the deal.
Sell on your turns. Never be in too much of a hurry to sell your time share. Do not be pressured into selling that instant or for less than you need.
More advertising the better. The more avenues you use in advertising your time share, the quicker you will sell your Las Vegas time share.
