Walgreens First Attempt at Rezoning Fails

Early in January the Dayton View Triangle Federation received confirmation of what had previously been just rumors, We were notified that an informational meeting would be held at the offices of the Northwest Priority Board to learn about Walgreen's request to rezone the area at the comer of Philadelphia Drive and Salem Avenue. Walgreen's proposed to build a "big box" store at this location.
Many of the Triangle trustees and officers attended the meeting. Also, many residents from District 1 attended in response to a flyer distributed to those who would be most directly affected by the proposed project. After listening to the proposal and to the views expressed by our residents, the Federation decided on two courses of action. The first was to ask the City Plan Board to deny the Walgreen rezoning application. The second was to give Triangle residents an opportunity to sign a petition asking for such a denial.
When the City Plan Board met they denied the petition as it was presented after hearing from all of the citizens who wished to speak on the issue. The denial was given based on the same reasons presented by the Triangle when they asked for the project to be turned down. The size of the proposed store would have utilized the available area presently zoned for business on Salem Avenue AND then encroached into the residential area behind the business district. Six houses would be tom down and the business district extended south (below Salem Avenue). The consensus was that changing a residential zone to a business zone was not appropriate.

This past quarter has been very busy as the newly elected members of the Board of Trustees settle into their new responsibilities. Already, we have had the opportunity to work on the neighborhood's behalf in response to Walgreen Drug Stores' request to rezone nine properties from residential to commercial. (For more details, see the lead story on the front page of this month's Triangletter). We organized our 1998 calendar and have volunteers to chair most of our neighborhood activities. Survey information has been collated and the results appear in Debbie Hill's article on page 3 in this issue of the TriangLetter.
As we begin this new year, I am keenly aware of how important volunteers are to the health of our neighborhood. Several people responded to the recent survey with the handwritten comment: "I should get more involved." We want to make it easy for each of you to become involved in neighborhood activities to whatever degree you can. There are simple things that require only minutes - like calling Sherry Betche (277-2075) when a new neighbor moves into your block so that she can provide a Welcome Packet. If you have one or two hours, you can help with Neighborhood Clean-up or put treats in plastic eggs for the Easter Egg Hunt. If you think that you would be interested in organizing an neighborhood event, say the Halloween party, but aren't certain how much work is involved, join the committee this year. Throughout the Triangletter, you will find opportunities to get involved. Call your Trustee or one of the officers today! We'd love to tell you about what's going on in the neighborhood and we're always looking for new ideas and new ways to keep the Triangle a wonderful place to live. Come meet all of your Federation Trustees and Officers at the next General Meeting at 7:00 P.M. on February 22, 1998 in Bonebrake Hall (the building with the clock on the top) on the grounds of the United Theological Seminary.
Neighborhood Kiosk
In 1998, the Federation has money available to build a kiosk at UTS for displaying neighborhood information. The project requires pouring a concrete foundation, electrical wiring and then building a small wooden gazebo. Although there will be ample opportunity for those of us with limited expertise to hammer a few nails, we need someone with construction knowledge and experience to help get the project organized. The person who planned to chair this project for us is no longer able to do so. Please call Sandi Simmons (2783955) with good ideas or offers of help.
House of the Quarter
Did you know that you can nominate a House of the Quarter? The deadline for the next nomination is March 10th. By then, gardens will begin to bloom and we'll all be outside walking in the neighborhood. If you see a home you would like to nominate, call Tom Jonak at 278-3955.
Liquor Permits
The Ohio Department of Liquor Control will consider liquor permit renewal applications in May. If we, as members of the Triangle Federation and citizens of the Triangle, want to make our views known, we must submit a letter to the City of Dayton for their consideration by the end of February. If you have an opinion you want to share with the Federation, please call your Trustee, any of the Officers or come to the General Meeting on February 22, 1998 at 7:00 P.M. in Bonebrake Hall at the United Theological Seminary.
21st Annual Garage Sale by Kathy Turner
The 21 st Annual Triangle Garage Sale will take place on Saturday, May 16, 1998. In order to participate in the Triangle Garage Sale, we ask that you become a member of the Triangle Federation.
The guidelines for participation in the neighborhood-wide Triangle Garage Sale are simple.
Each resident organizes his/her own garage sale in their yard.
Each resident keeps all of the profits from sales
If you want to participate in the Garage Sale, call Kathy Turner at 278-4061 by May 9. Leave the following information on her answering machine.: Speak slowly and distinctly. Kathy will return your call within 24 hours.
Kathy will compile a list of all neighborhood sale addresses for you to give to your customers on Garage Sale Day. Pick up the lists and ballons to mark your signs from Kathy Turner the evening before the sale. The Triangle Federation will pay for the ads to be run in the Dayton Daily News classified section several days preceding the sale. Please spread the word of the Garage Sale date to your friends, relatives and co-workers. Many people look forward to the event and participate every year.
Annual Easter Egg Hunt By Cindy Farrow
It's almost that time of the year again when we begin to think about Spring and all of the
events that occur at this time of the year. One event the children here in the Triangle eagerly look forward to is the Annual Easter Egg Hunt held on the grounds of the United Theological Seminary.
This year's Easter Egg Hunt, open to all children under the age of 12, will be held on Saturday afternoon, April 4, at 1 :00 P.M. In addition to the egg hunt, your children can have free pictures taken with the Easter Bunny. We invite you to bring your children to the Gazebo at United Theological Seminary to join in the fun. In case of inclement weather, we will hold the event in Fout Hall. If you have any questions or would like to volunteer to help, please call Cindy Farrow.
