This new mixed use and residential scheme is situated in London's Lee Valley adjacent to Rammey Marsh Lake. The landscape has been designed so that cars do not dominate the external environment. The two large public spaces have been designed so that cars do not dominate these spaces.

The northern space is a sunken square surrounded by steps with multistem trees with views through to Rammey Marsh Lake. The southernmost space has timber seating walls with a raised area filled with groundcover planting and blocks of Prunus serrula and Betula albosinsis . Artwork and timber play equipment is also planned for this space

The existing fence around Rammey Marsh Lake is to be relocated to allow access to the lake edge. A new inlet from the lake will run alongside the central east west path, which will terminate in a deck over the water. Near the lake will be native wetland planting, with areas of damp meadow extending towards the development and culminating in a sculpted mown edge to more formal lawns, tree planting and seating.
