Listed Buildings

27 - 28 Marine Parade, Grade II Listed Building

A listed building is a building of "Special Architectural or Historic Interest". The official listing is compiled and managed by English Heritage and is periodically reviewed and amended. You can download the list of designated Buildings in Eastbourne below.

Grading

Buildings are graded according to their importance:

  • Grade I - buildings are those of exceptional interest
  • Grade II* - are particularly important buildings of more than special interest
  • Grade II - are of special interest, warranting every effort to preserve them

Some Ecclesiastical Buildings have been listed A, B, and C in the past, these are equivalent to Grade I, II* and II, which are also used for more recent designations of ecclesiastical buildings. Some listed buildings are Scheduled Monuments. They are identified by an SM in the list, available to download below. Schedule Monuments fall under the protection of English Heritage and require Ancient Schedule Monument Consent for any works to the structure. The listing of a building provides it with protection for the entire building, above and beyond that of a non listed property.

Listed Buildings Consent

You will need to get listed building consent from the council before carrying out any building works that affect the character of a listed building. This includes works to the interior and exterior of the building, structures touching the listed building and separate buildings within the listed building’s curtilage. This is to help to protect the special character of listed buildings, which derives not only from their general form and style, but also from their smallest details.

If you are the owner of a listed building you have a responsibility and duty to look after and maintain your property. The council can insist that owners of listed buildings carry out works, to preserve the building.

Listed Buildings are considered by the government to be 'heritage assets'. Therefore as part of the planning process it is now a requirement to produce an Assessment of Significance as a supporting document for any planning application relating to a listed building.
