If you are not approved by the board your landlord will more than likely start receiving fines from the board.
There are usually fees associated with completing an application for rentals. This information should have been disclosed to you when you showed interest in renting the apartment if not when ou first made contact with the listing agent or renting agent.
Before you fill out any application find out what the income requirements are, if any. If I were in your position I would go directly back to the landlord and agents for them to put forth the money for the application fees. I am sure that their local board of Realtors would not be too happy that they did not disclose this information to you.... more
Hi,
Board approval is a normal part of the process for buying or renting a coop apartment. I am surprised that you were allowed to move in without going through the approval process. This situation sounds ad if there was no broker involved and the coop shareholder you are renting from is unaware of the rules and regulations. To answer your questions, provide the information in the form it was requested. If you are not approved, you will unfortunately need to find another place to live.

Dear Mr. Wright,
There is no property attached to your question. What exactly are you asking? If you need help locating a property to purchase or just need to get more information on a property, a licensed real estate agent can help you. I happen to be a licensed agent and I am also intimately familiar with the Canarsie area. Feel free to contact me direct anytime if you need further assistance. Good luck!
Sincerely,

Dear Marjorie:
There are several things you have to think about. Firstly, the neighborhoods with the best schools/ school districts are also more expensive when it comes to property values. You may have to be willing to make other sacrifices on order to get into the school district that you want. You may have to get a smaller home or a home that needs work depending on your budget. I have been selling real estate all over Brooklyn since 1993 and have two children in public school right now. If you want, feel free to contact me direct and I would be more than happy to assist.
In the mean time, here are some pointers....
a) You can check out the web site http://www.schooldigger.com to get public school ratings.
b) You can check out what school is zoned for any property in Brooklyn by doing a New York City school search here: http://schools.nyc.gov/schoolsearch/
If I can be of further assistance feel free to contact me direct.
Sincerely,

Then it is not a contract and anybody can change anything. It is only a contract when all agree and all have signed and that has been conveyed back to both parties. Then and only then is it a contract, otherwise it is just an offer.... more

Rent to buy opportunities are rare as most owners prefer to sell outright; however since rent to own properties may not be listed as such, consider working with an agent of your own. Keep in mind that rent to own can be risky and one could stand to lose a bit of money, therefore do inform yourself well, and consider consulting with an attorney who specializes in real estate beforehand. If you haven't done so yet, visit with any licensed loan officer, see if you can buy outright...... more
You may have better success calling the 'service' toll free number you see on those Trulia advertisements. Call and ask for cusotmer service.

When someone quit claims a deed to someone else, basically what they are doing is giving away their rights but retaining their responsibility if there is a loan on the property. One can't quit claim a mortgage without the lender's agreement. From what I know lenders want you to apply for a mortgage all over again. According to what you state, the mortgage is in your parents name, not yours. That means that a possible foreclosure is reflected on your parents credit report, not yours. Yes, Chase can foreclose if the mortgage is in default and all the regulatory notices have gone out. Now, I am not an attorney, so please consult one and have your question supported with documents so you can answer in a speedy fashion. It may save you money.... more
