Muldavin Speaks at NAR Convention
Scott R. His focus was on the impact of such issues on both commercial and residential real estate professions. Tannenbaum Completes New York City Advisory Assignment
Richard Tannenbaum,
CRE, principal, Real Estate,
E.L.K. Capital Advisors,
LLC, Northbrook, Illinois,
recently completed a portfolio
advisory assignment
with the acquisition and financing of a
commercial condominium in New York
City. On behalf of a client, Tannenbaum
developed a strategy to stabilize a portfolio
of older properties with substantial
vacancy, managed the sale of the properties
at attractive cap rates and the reinvestment
of sale proceeds into the new
acquisition. The net result was a tax-efficient
transfer of private capital into a
new fully leased property with credit tenancy
while simultaneously replicating the
previous portfolio cash flow.

in Real Estate Bisnow commenting
on New York City
development. O’Keefe,
who managed FiDi for Cushman &
Wakefield and Edward S. Gordon and
also was New York president for Grubb
& Ellis, said “…downtown always comes
back from the brink, but this revival is different.
There’s more substantial residential
and retail growth. CEOs no longer
live only in New Jersey, Long Island and
Connecticut. Many now prefer Tribeca,
SoHo, Greenwich Village, and the Upper
East Side, connecting the dots from

Norris Consults on Major Port Facilities and Historic Warehouse
Steven R. Norris, CRE, principal, Norris Realty Advisors, Pasadena, Calif., is providing consulting services for the Port of San Diego on a major naval shipyard that consists of 82 waterfront acres; and the Port of Los Angeles on the Pier 400 cargo container facility, which is the largest publicly owned container facility in the U.S. Both projects involve ongoing lease renewal negotiations. Norris also recently completed valuation and consulting work on the largest warehouse facility in Los Angeles County—the former Sears warehouse facility in East Los Angeles that consists of more than 1.8 million square feet and is listed on the National Registry of Historic Places. Advisory services provided included appraisal and consulting for potential mortgage underwriting purposes.
