This week’s most expensive new listing is a little less expensive than it used to be. The Elk Mountain Lodge in Aspen, CO, belonging to reclusive billionaire Bill Koch, has been on the market since Koch purchased it in 2007—but never for as low as its current $80 million asking price.

Consisting of 12 buildings on 82 acres of prime mountain property, your eight figures will go a long way—and when you do the math, it’s less than $7 million per structure!

After the compound in Aspen, the next most expensive new listing this week also offers a fascinating backstory. The enormous Upper East Side townhouse has a hedge fund manager as owner, flirted with the housing market in the wake of the Bernard Madoff scandal, and possesses serious historic lineage.

Outside of the top two, we were introduced to a fantastic Coral Gables mansion with a dramatic price cut, an O.C. mansion with a distinctly European vibe, and a stunning Mid-Century remodel in Beverly Hills.

Join us on our journey into the land of luxury homes.

1. 125 Rooney Cir, Aspen, CO

Price: $80 million ($3,165 per square foot)

The luxe factor: Known as the Elk Mountain Lodge, this massive property belongs to billionaire businessman Bill Koch (known for being less politically active than his better-known brothers, Charles and David—the principal owners of Koch Industries).

After listing for $89.9 million in 2014 and $100 million in 2015, it’s back on the market with a price reduction. Sitting on 82 acres of land, the four parcels along with the lodge could be sold as separate pieces, according to listing broker Joshua Saslove. He adds that he’s sold the lodge three times during his Aspen real estate career, noting that the 12-building compound would make a “great corporate retreat.”

2. 7 E 67th St, New York City, NY

Price: $49.5 million ($4,268 per square foot)

The luxe factor: Owned by hedge fund manager Charles Murphy, this seven-story Upper East Side townhouse was in the news in 2009. Seven years ago, Murphy was reportedly looking for a buyer who’d pay $36 million for the luxurious home he purchased for $33 million from Matthew Bronfman. This week, he’s officially seeking almost $50 million for “one of the most coveted trophy residences in Manhattan.”

4. 8 Mystique, Newport Coast, CA

Price: $35 million ($1,877 per square foot)

The luxe factor: Built in 2009, this European-inspired mansion in Orange County has been on and off the market since 2012. While luxury features include a 16-seat theater, a sports bar, and a wine room, the real star is the stunning views of the Pacific Ocean.

5. 1024 Summit Dr, Beverly Hills, CA

Price: $34.5 million ($3,885 per square foot)

The luxe factor: Listing agent Aaron Kirman says this delicately renovated Mid-Century design is on “one of the best streets in Beverly Hills and surrounded by multimillion-dollar mansions.” Sold in 2013 for $10.6 million, the home’s been extensively remodeled to highlight the original design of William S. Beckett while incorporating the touches that today’s buyers demand. Kirman predicts that the home’s well-executed architecture will draw interest from all over the world: “Good design is good design.”
